Projected ROI for 1 Golf Villatel Suite

The return on investment of a villatel apartment obviously depends on two variables. (a) The total amount of personal usage in a calendar year. (b) The resort occupancy rate. The resort published rates are as follows:

2 bedroom unit - $350 per night
1 bedroom unit - $250 per night
Studio unit - $190 per night

The rental formula used in the management/leaseback agreement is as follows: 50% of gross revenue = villatel operating costs, 10% of the remaining 50% = management and administration, the remaining 90% of the 50% = unit owners.

Therefore, unit owners revenue is calculated at 45% of the gross revenue.
